Legal Description of Tract 1 (Tillable Farmland): The tillable farmland located in the E1/2 and the S1/2 of the NE1/4 of Section 14, Township 99N, Range 48, West of the 5th P.M., Lyon County, IA. Subject to public roads and easements of record. This property will be surveyed and sold based on final surveyed acres.
General Description of Tract 1: According to Lyon County assessor this tract contains approx. 80+/- acres to be surveyed. According to FSA, this farm contains approx. 77+/- tillable acres with the balance in road/ditch. This farm has a corn base of 58 acres with a PLC yield of 139bu. on corn and a soybean base of 35.9 acres with a PLC yield of 38 bu. on soybeans. This farm is currently combined with adjoining land and will undergo a reconstitution on base acres. This farm is classified as HEL. This farm is in the ARC County Farm Program. The predominant soil types include: 410B2, C2-Moody, 401D2-Crofton, 430-Ackmore, 33F-Steinauer. The average CSR1 is 47.7 and CSR2 is 56.6. This pastureland has been well maintained and has a natural flowing creek that runs North/South through the property that has always maintained a good water supply. This tract also features a loading corral area. This property is serviced by REC elec. This tract has had approx. 5,200 feet of new fence installed within the last 5 years with the entire East fence-line being replaced, a portion of the North Fence-line and a portion on the Northern portion of the West fence-line.
