We will sell the following real estate at public auction on Tract 3 at the land site located from Wessington, SD, 5 miles west on SD Hwy 14 and 5 miles south on 369th Ave (#9).
Auctioneers Note: Rarely does a farmer or investor have an opportunity to purchase high quality cropland and pasture land in the Midwest. This Hand County, SD land has been in the Yager family since 1949. Ralph and Rosina Yager began farming that year and continued to improve the land while raising a family. The cropland lays well and has proven to be highly productive. The native grass pasture is well managed in weed control and cattle perform well on the pasture. The east pasture offers an exceptional panoramic view to the east. White tail deer and pheasants are common for hunting. All the land is accessible by road. The property has been maintained by the family with conservation and productivity in mind. The land is in excellent condition with considerable new pasture fencing. The cropland is currently in the second year of a three year lease which expires Dec 1, 2016. The pasture land is in the first year of a three year lease which expires Nov 1st, 2017 and Dec 31, 2017. Balance of the land is in pasture and roads. There is good water supply to the pasture from stock ponds, and rural water. Predominate soils include Glenham-Prosper loams, undulating. Surety AgriData productivity rating of 73.5. County soil rating .677. Taxes: $3874.90. Buyer will receive second half of 2015 lease payment of $14,091.30 on the cropland, and $15,409.50 on the pasture. Buyer will also receive 2016 payment of $28,182.60 on the farmland, and 2016/2017 payments of $30,819 on the pasture/year. Flex bonus rent may be available for both crop seasons on the cropland based on yields.
TERMS: 15% nonrefundable down payment day of sale with the balance due at closing on or before August 18th, 2015. Buyer will receive landlord’s possession of the crop and pasture land at closing. Land sells subject to leases which expire 12/31/16 on the crop land on all Tracts and the pasture leases on Tract 3 which expire 11/1/17 and 12/31/17. Title insurance and closing costs split 50/50 between buyer and seller. 2014 taxes due in 2015 to be paid by the seller. Seller to pay the first half of 2015 taxes due in 2016 and the buyer will be responsible for the second half of the 2015 taxes due in 2016 and the taxes thereafter. The acres in this property are based on acres stated in the county tax records with acres to be understood to be “more or less”.
