The real estate will be offered in 3 Tracts as follows:

In addition, an easement will be in place to allow the owners of Tract 2 access to their property through Tract 1.
Tract 3: Combination of Tracts 1 and 2. 160 acres with a county soil rating of .732 and according to Surety/AgriData the entire 160 acres has a productivity index of 72. Should the property sell as Tract 3 no survey shall be completed.
TERMS: 15% nonrefundable down payment day of sale with the balance due at closing on or before November 20, 2017. Possession of Tract 1 at closing. Possession of Tract 2 upon completion of 2017 harvest and baling of crop residue if any. Title insurance and closing costs split 50/50 between buyer and seller. 2017 taxes due in 2018 paid by the seller, based on 2016 taxes. 2018 taxes due in 2019 to be paid by the buyer. The total acres in this property are based on acres stated in the county tax records with acres to be understood to be “more or less”.
