Possession: Possession of the property will be when the current hogs are vacated prior to closing. An interim early occupancy agreement is availa-ble after the current pigs are vacated from the building if the buyer chooses to exercise this option. Seller will power wash the building after the cur-rent hogs are vacated.
 
 
Taxes: According to the Sioux County Assessor the current taxes are estimated to be approx. $1,500.00 per year. Seller will pro-rate the taxes to the date of closing.
 
 
Terms: Purchaser of the site will be required to pay a non-refundable $80,000.00 of the purchase price as a earnest money deposit and agree to en-ter into a purchase agreement immediately following the auction with the remaining balance due and payable on closing day on or before December 14, 2020 when the buyer shall receive a clear and merchantable title to the property. Power washing of the site will be the responsibility of the seller after the current hogs are vacated.
