Location of Farmland: From the South edge of Larchwood, IA go 1 mile South on Hwy 182 to 150th St., then go 1 mile West to Cherry Ave., then go 1 mile South on Cherry Ave. to beginning of land; or from the South side of West Lyon Community School, go 1 mile West on 180th St., then go 1 ½ miles North on Cherry Ave. to the beginning of the land.
Legal Description: That part of the Fractional NW ¼ of Section 7, Twp 99N, R47W of the 5th P.M., designated Parcels A & B in Plat of Survey recorded in Book 17, Page 52.
General Description of Parcel A: Selling will be 79.48 surveyed acres of unimproved farmland. FSA records indicated 79.8 cropland acres, a corn base of 39.6 acres with a direct yield of 99bu. and a cc yield of 149bu, a soybean base o f 40.2 acres with a direct yield of 35bu and a cc yield of 42bu. The numbers for the cropland acres, corn base acres and soybean base acres will be revised next year due to the survey. The predominant soil types are Moody, Crofton, Ackmore and Trent. The average CSR is 59.8. The farm has one pushup terrace and approx. 1500 feet of farmable terraces. The farm is non-HEL and is not enrolled in the Acre Program. The farm has a small amount of tile in the NE corner.
General Description of Parcel B: Selling will be 29.77 surveyed acres of pastureland. The predominant soil types are Ackmore, Crofton, Steinauer and Moody. The CSR of the pasture is 44.8.
Method of Sale: Parcel A will be sold first, followed by Parcel B. The two parcels will not be combined.
Real Estate Taxes: According to the Lyon County Treasurer the current real estate taxes are $1,732.00 per year for the entire farm. Sellers will pay all of the real estate taxes which would become delinquent on October 1, 2014 as well as all prior taxes.
Terms: Non-refundable 10% down payment on the date of the auction and the balance shall be due and payable on or before November 18, 2013. Sellers will continue the abstract up to date and provide clear and merchantable title. Buyers will be required to execute a written agreement specifying these terms on the day of the auction. Sale subject to seller’s confirmation.
Possession: March 1, 2014 due to the current lease.
