Legal Description: The SE ¼ of Section 6, Sioux Township, Township 97 North, Range 47 West of the 5th P.M. Sioux County, IA, subject to Public Roads and Highways of record and Public easements of record..This farm has been surveyed and includes 154.28 gross acres.
General Description: Selling will be 154.28+/–Acres of farmland. This farm according to the Sioux County FSA contains 144.83 acres of cropland and has a corn base of acres with a direct yield of 95.07 and cc yield of 177 bu. This farm has a barley base of acres with a direct yield of 21.93 and a cc yield of 41 bu. This farm also has 3.8 acres of CRP with an annual payment of $1668.00. This contract expires on 9-30-2025. The balance of this farm consists of terraces, waterway and road/ditch. This farm has an average CSR 1 of 61.1 and CSR2 of 68.2. The predominant soil types include Moody Silty Clay loam, Judson Silty Clay loam, Primghar Silty Clay loam, Crofton Silty Clay loam and Colo Silty Clay loam, Afton, Radford and Marcus. This farm is classified as hel and has a conservation plan in effect. This farm has some tile installed.
